The proposed Income Tax Office at IFCI Financial City, Bagalur, Bangalore is a high-rise institutional facility planned as a G+12 structure over three basement levels, with a total built-up area of approximately 47,438.72 sqm.
The project is conceived to serve as a modern administrative headquarters, fully compliant with CPWD PAR 2023 guidelines. The site spans 8085.68 sqm, with an achieved FAR of 3.25 (26,275.51 sqm), aligning precisely with the permissible development norms. The design maintains an efficient ground coverage of 29.95%, ensuring a balanced site utilization and enabling landscape and service integration.
The floor plates are optimized for functional zoning, incorporating core office areas, centralized record rooms, common amenities, and technical service zones. Each floor is planned with standardized 3.9m floor-to-floor heights and robust MEP shafts for vertical service distribution. Basement levels B1 to B3 accommodate structured parking (581 ECS via double stack systems) and services, supplemented by 40 surface-level ECS, exceeding the mandated requirement of 526 ECS. A prefabricated twelfth floor houses light-weight components, excluded from FAR computation, serving as support infrastructure.
Sustainability features include provision for rooftop solar panels, double-height lobby spaces for passive cooling, and strategic refuge balconies. The facility has been designed to accommodate future expansion and meets all functional, structural, and fire safety clearances per NBC norms.
