Spread across 2.74 acres, the development accommodates 79 residences planned for different categories of RBI officers, including Grade B and C, Grade D and E, Grade F and Regional Director residences, along with Visiting Officers’ Flats. The residential towers are carefully positioned around a central landscaped court to maximise daylight, ventilation, privacy and views while creating a strong sense of community.

The architectural expression is contemporary yet restrained. Warm beige façades are complemented by light-grey vertical elements, deep balconies, dark glazing and rust-toned screens. The composition of projecting frames, recessed balconies and vertical cores gives the towers a distinct identity while reducing their perceived scale.
Landscape forms the social heart of the development. Central lawns, recreational courts, shaded pathways, seating areas and planted terraces create an inviting outdoor environment for residents of all age groups. Tree-lined internal roads and landscaped edges further improve shade, comfort and visual privacy.
The campus incorporates a clubhouse, community spaces, crèche, dispensary, common facilities and accommodation for visiting officers. Vehicular movement, pedestrian circulation, emergency access and essential services have been integrated into the masterplan without compromising the quality of the open spaces.
A combination of surface and double-stack parking provides 142 ECS against a requirement of 139 ECS. With an achieved ground coverage of approximately 30.32%, the planning retains generous open areas for landscaping, circulation and recreation.
The project demonstrates a balanced approach to institutional housing—combining functional residences, efficient infrastructure and a refined architectural identity with an environment centred on everyday comfort and community well-being.
