A thirteen-level office for the Income Tax Department at Bagalur, Bengaluru, that builds upward to keep most of its 5-acre site open, with each floor organised around a central circulation spine.
About the project
The new Income Tax Office stands in IFCI Financial City at Bagalur, in Bengaluru's Hardware Park zone, and is being designed with the Central Public Works Department. It is a building of ground and twelve floors over three basements, with a built-up area of about 52,000 square metres on a 5-acre site.
Height in exchange for ground
The building uses its full permissible floor area but keeps its footprint modest. Going up rather than out leaves the rest of the site for landscape, service areas and open space around the building, which matters to the people who work here every day.
Floors around a spine
Each of the thirteen levels, including a prefabricated top floor, is organised around a central circulation spine. Cores hold the lifts, shafts and fire-fighting systems. Toilets, electrical rooms and air-handling units are grouped and stacked one above another, which keeps every floor plate clear. The office floors are flexible and keep departments distinct, and a floor-to-floor height of 3.9 metres gives the rooms some volume. They hold:
- Officers' cabins
- Conference halls
- IT rooms
- Record rooms
Light, air and arrival
People arrive through double-height lobbies that are naturally ventilated. The building has generous refuge balconies, solar panels cover the roof, and double-stack basements keep most cars below ground.
